Key takeaways

  • A fully furnished, guest-ready one-bed SA costs from £3,779 + VAT with our Classic collections.
  • SA packages include far more than a long let: bedding, accessories, a smart TV and a full kitchen pack.
  • Budget for spare linen, replacements and safety kit, not just the initial furnishing.
  • Lease finance or a 60-day payment plan can spread the cost while the property starts earning.

What's included

An SA package furnishes the property right down to the details guests notice. Every one of our SA collections includes:

  • Bedrooms – double bed and mattress, wardrobe and bedside tables, a complete bedding and linen set, and an accessories pack with canvas, lamps, cushions, throws, coat hangers and artificial plants
  • Living and dining – three-seater sofa and accent chair (or two two-seaters), dining table and four chairs, coffee table, a 43-inch branded smart TV, and lounge accessories: cushions, rug, canvas, mirror, lighting and plants
  • Bathroom – a complete accessories pack
  • Kitchen and electrical – a fully equipped kitchen pack, microwave, kettle and toaster, iron and ironing board, and vacuum cleaner

That's why SA costs more than furnishing a buy to let – a BTL package for long-term tenants starts from £2,399 + VAT for a one-bed, because tenants bring their own bedding, TV and accessories.

Running costs to budget for

Furnishing is a one-off cost, but serviced accommodation has ongoing costs too:

  • Spare linen and towels – plan at least two to three full sets per bed for quick turnarounds. Extra bedding and linen sets start from £89 + VAT.
  • Safety equipment – our SA safety pack (fire blanket, two alarms, first aid kit, fire extinguisher and torch) is £119 + VAT.
  • Guest extras – welcome packs, toiletries and consumables. Our guest essential pack and entertainment pack cover the basics.
  • Replacements – put a little aside each month for items that wear out, such as cushions, throws, kitchenware and the odd chair.

Why furnish it all at once?

Every night an SA property isn't ready is a night it isn't earning. If your apartment would earn £100 a night, a two-week delay while you wait for deliveries and build flat-pack costs around £1,400 in lost bookings.

We furnish serviced accommodation within 7 working days anywhere on the UK mainland, deliver and install everything in a single day, and take all the packaging away – so you can photograph the property and go live straight away. If you want a unique look, our interior design service starts from £499 + VAT, including renders and a tailored inventory.

Spreading the cost

You can spread the cost of an SA package with lease finance over 3–5 years or a 60-day payment plan, subject to status – so the property can start earning before the furniture is paid for.
